Dear Tenants,
We would like to take the time to introduce Integrity Capital Management (ICM) as the new Property Manager. Integrity Capital Management has been sourced to handle all aspects of your tenancy, including rent collection, maintenance requests, leasing, rental renewals, and so on. These changes are effective as of March 1, 2022, so make sure you familiarize yourself with the following information and instructions. Please note, your lease agreement has not changed and the terms will continue to be upheld as usual.
If you have questions or concerns regarding the change in management, please contact the property manager. In the sections below there will be individual instructions to access your tenant portal, and support email depending on which property you reside in.
Please complete the following forms as well so we can have this information available should you have issues with utilities or pre-existing issues with your residence.

HOW DO I PAY RENT?
Accepted Methods of payment:
PREFERRED METHOD: Digital payments through the ResMan Resident portal
Check/Money Order
NOT ACCEPTED: Cash
Sending payments:
Digital payments through the ResMan Resident portal. – this is the preferred method of payment and the most secure way to ensure that your rent payment is received.
Check/Money Order – must be post-marked prior to the rent due date.

Things to note:
Rent is due by the 1st of the month.
Non-Sufficient Funds (NSF) Checks submitted by Residents will be assessed a $75.00 fine.
Failed mail delivery (whether by the fault of the Resident or USPS) is the responsibility of the Resident. Integrity Capital Management cannot be responsible for lost payments. If mailing payments, we recommend getting tracking information and/or mailing via certified mail.

- Enter the amount you will be paying
- Choose payment method (Bank account, credit card, debit card, or certified online payment)
HOW DO I SUBMIT A WORK ORDER?
- Tap sign in (enter username and password)
- Tap maintenance
- Right hand of the screen scroll down
- Enter phone #, appointment (permission to enter residence), areas- tap the dropdown arrow and choose one of the options
- Give brief description (stove burner does not work etc.)
- Enter any other comments that may provide information about the issue at hand
- Add photo under documents if possible (very helpful for maintenance)
- Click submit
